Pre-registration is optional but strongly encouraged to help us accommodate everyone and to speed up check-in.

💬 Owner Input Rules

Owner input at the meeting will be limited to agenda items only.

  • Input form must be submitted prior to the input period.
  • 3 minutes per person at the beginning of the meeting.
  • 1 additional minute at the end for those who already spoke.
  • 3 minutes at the end for those who did not speak earlier.

All rules will be strictly enforced to maintain order and fairness.

🪪 Attendance & Verification Requirements

Attendance is limited to verified Association members. Please bring:

  • A valid government-issued photo ID, and if applicable:
    • Trust: documentation showing you are a trustee or beneficiary
    • Company: documentation showing you are an officer or authorized agent
    • Power of Attorney: a copy of the signed POA

Individuals who cannot be verified or who lack documentation will not be permitted to attend.

February Manager’s Update

As we move into February, we have a few important reminders for all residents:

Holiday Decorations

All Christmas and holiday decorations, including lights, should now be removed from the exterior of your home. Thank you for helping keep the community looking neat and consistent.

Reporting Common Area Concerns

Please report all common area issues—such as irrigation, landscaping, lighting, or amenity concerns—through the Homeowner Portal. This ensures items are logged, tracked, and addressed promptly.

Architectural Review Board (ARB)

The ARB is looking for volunteers to serve on the Board. The ARB meets on the 3rd Thursday of the month at 10:00 AM at the EMT Winter Springs office.

Please submit a letter to office@thehighlandsws.com with a short message explaining why you are interested in serving on the ARB. The Board and management will review all applications and reach out with additional information.

Assessment Reminder – Past Due Accounts

The 2026 Annual Assessment of $424.25 per home was due January 1, 2026. Notices of Late Assessments will soon be sent to owners with outstanding balances.

If you are unable to pay the full amount, payment arrangements may be available. Please contact assessments@thehighlandsws.com or call 352-366-0234, ext. 110 to discuss options.
Please note: any approved payment plan includes a $20 administrative fee.

Owners who elected split payments were required to set this up in advance. Account balances, due dates, and payment history can be viewed at any time through the Owner Portal.

Staff are available to accept payments and provide receipts only. Account questions or payment arrangements cannot be handled in person and must be addressed by phone or email.

A secure drop box is available outside the office for after-hours convenience.
(The building is open Monday–Friday.)

Spring Community Garage Sale

The Spring Community Garage Sale will be held April 3–5.
Residents who plan to participate are asked to sign up using the link below.

Signing up helps the Association estimate participation for the required permit and allows us to promote the event on social media. You are not obligated to hold a sale if your plans change.

Governing Document Amendments – Owner Consent

The Association continues to seek Owner consent for the proposed amendments to the governing documents. Owners who have not yet submitted a consent are encouraged to review the proposed amendments and consider submitting their consent. Your participation protects the Highlands and helps our community remain strong, stable, and homeowner-led.

If you have already submitted your consent—either electronically or on paper—no further action is needed.

Signing electronically is quick and easy, and it saves both you and the HOA time and money.

  • Just initial the amendments you agree to.
  • Any amendment left blank will be treated as not consented to.
  • If you’ve already submitted a consent and wish to make a change, simply submit a new one — your most recent submission is the one that will be used.

Please consider checking on neighbors who may not be seeing these newsletters or who may not be as familiar with electronic forms. Offering a little help can be very supportive during this process.

🚧 Trail Closure & Safety Notice

Portions of the community trails are closed by order of the City of Winter Springs due to unsafe conditions. These closures are in place to protect resident safety.

Tampering with, moving, or bypassing barricades or closure signage is a serious violation of a city-ordered closure and places residents at risk. Any individual identified interfering with safety barricades will be referred to the Winter Springs Police Department for enforcement.

Please do not enter closed areas. Trails will remain closed until repairs are completed and the City formally reopens them.
