Your proxy helps the Association reach the 30% quorum required to hold the Annual Meeting and conduct the first election of Directors in 13 years. Without enough proxies, the election and meeting cannot occur.
2️⃣ VOTE ON THE LITIGATION ITEM
You are also being asked whether to authorize the Association to pursue litigation against former property management company Paine-Anderson Properties, Inc. for damages to the Association exceeding the $100,000 legal threshold.
A copy of the $2.2 million demand letter sent to Paine-Anderson is available on the portal. It details the damages to the Association.
Claims of this type are typically submitted to Paine-Anderson’s insurance carrier for coverage.
If damages are recovered, those funds would be returned to the Association for the benefit of the community.
