🗓️ Upcoming Board Meeting – Thursday, April 10 at 7:00 PM
The next regularly scheduled Board of Directors meeting will take place on Thursday, April 10, 2025, at 7:00 PM.
This is NOT a reconvening of the Annual Meeting of the membership.
📝 As always, the agenda will be posted at least 48 hours in advance.
We plan to give the Year In Review presentation that was prepared for the Annual Meeting but was unfortunately interrupted.
🗣️ Reminder, owner input is limited to agenda items only and will be capped at 3 minutes per owner. Owners wishing to speak must complete and turn in the Owner Input Form prior to the start of the owner input portion of the meeting.
🔹 This current volunteer board made the decision a while ago to make owner input a priority by placing it at the beginning of the meetings — so homeowners can share their thoughts before board discussions and decisions take place. This is one of several steps we've taken to prioritize transparency and resident involvement.

City to Begin Maintaining Sheoah Blvd Medians
Representatives from the HOA Board and management have met twice this year with the new City Manager and other City staff to discuss several issues affecting our community — including median maintenance, storm drains and flooding, water bills, and more. One major update is now confirmed:
• The City of Winter Springs owns the medians along Sheoah Blvd, though the HOA has historically paid to maintain them.
• Starting this week, the City is officially taking over all median maintenance from SR 434 to Sheppard Rd (approx. 1.4 miles).
• The City confirmed that no formal agreement is needed, as these medians are public property and no perpetual maintenance obligation by the HOA was found.
• The HOA has already renegotiated its landscaping contract, resulting in $1,000/month ($12,000/year) in savings due to the reduced service area.
• The HOA will continue evaluating how this change might affect other contracts or budget areas as more information becomes available.
• The City will assess its budget in the coming months to determine potential long-term landscaping improvements.
Maintenance Scope Moving Forward (City):
• Mowing
• Blowing
• Edging
• Hedge trimming
• Basic weed control in landscape beds
Not Included at This Time:
• Fertilization or pesticide programs
• Major irrigation repairs (will be addressed case-by-case)
• Landscaping replacements or enhancements (timeline TBD)
We’re encouraged by this development and appreciate the City’s partnership. The HOA will continue to advocate for our community and share additional updates as progress is made.
Pool Pump Casing Repair Update
We’re happy to share good news regarding the pool repair. Instead of purchasing a brand-new pump casing, we were able to locate and order a reconditioned part at a significant savings — under $1,000 total!
Even better, a generous Highlands homeowner has volunteered to perform the installation at no cost to the Association. The HOA will have basic liability waivers signed prior to any work being done.
Once the replacement is complete, our pool maintenance company will be scheduled to restore the pool to full operational condition.
While we don’t have a definitive reopening date just yet, we’re much closer than we were before and will do everything we can to expedite the remaining work. We appreciate your patience and support!
🛠️ Public Adjuster Hired to Support Insurance Recovery
We’re pleased to share that the HOA has officially hired a public adjuster to assist with ongoing insurance claims for various damages sustained in our community.
A public adjuster acts on behalf of the policyholder (in this case, the HOA) to help recover the maximum possible compensation from the insurance provider. Importantly, they are only paid if additional funds are recovered — at which point they receive a percentage of the recovered amount.
