Highlands HOA February 2025 Newsletter


We met on January 9, 2025 as a board to review suggested amendments to our outdated documents.

Due to lack of a quorum, our January 23 meeting was cancelled and rescheduled to January 30 at 11am with our lawyer to review document changes and be able to record it for residents.

On January 10, 2025, Board Members Desma Underwood, Kyle Stewart, Shelly McLaughlin, and Courtney Lawson, our Community Association Manager, met with City of Winter Springs City Manager Kevin Sweet to address important concerns related to drainage issues and median maintenance. Specifically, we discussed the median along Sheoah, which is actually city property, but has been maintained by the HOA but under what appears as an informal agreement established by previous boards and administrations.

This arrangement has resulted in residents paying for maintenance through both their city taxes and HOA dues. As we move forward, we are working collaboratively with the City to determine the most effective and fair solution for the continued maintenance of this area. Our goal is to resolve this matter promptly, ensuring that residents are not bearing an unnecessary financial burden.

Have not gone out yet from the MASTER ASSOCIATION. Please check if your association has sent theirs out.

Violations

If you receive a violation letter, please address the issue within the provided time frame. If you are unable to do so, reach out to the office to inform us of your plans. This will allow us to hold your violation as long as we can confirm the work will be done.

Pool Hours

The pool hours will remain from 8:30am to 5:00pm through February.

Office Hours

The Winter Springs office takes walk-ins from 9am-3pm Monday through Thursday. If you need to speak with me in person, you will need to make an appointment as I am not always available in the office due to my schedule with our vendors and other residents on property. Gator Spotting

  • We have our first report of an alligator sighting in The Highlands in 2025. Some quick pointers:
    • Stay Calm: Alligators are generally not interested in humans and will often retreat if they feel threatened.
    • Keep Your Distance: Maintain at least 60 feet (20 meters) between you and the alligator. If it hisses or lunges, you're too close.
    • Do Not Feed Them: Feeding alligators is dangerous and illegal in many areas. It can make them associate humans with food.
    • Back Away Slowly: If you're near an alligator, slowly and calmly back away without turning your back on it.

Warn Others: Let others in the area know about the alligator's presence so they can avoid it. If the alligator is aggressive in any way please call the office. If the alligator is on HOA property, we are the only ones who can call the Nuisance Alligator Hotline to report it

If you have not received or picked up your amenity fob, visit us on February 8th at the clubhouse parking lot from 10am to 12pm to get it.

If you have not paid your HOA dues, you will receive a late notice. Please make your payment as soon as possible. For any questions or issues, contact our account representative, Mary, at 352-366-0234 x110. Payment plans are available.
