📢 Highlands HOA We Heard You: See the Revisions to the HOA Amendments

Updated Amendments Now Available for Review

Thank you to every homeowner who shared feedback on the proposed amendments. Your input has been invaluable in shaping a more thoughtful, balanced, and protective set of changes.

Over the past three months, we’ve carefully reviewed homeowner feedback, building on four months of development and input prior to that. In response, the amendments have been revised to address the top concerns raised by owners.

In addition to incorporating owner suggestions, the Board conducted a rigorous review of each amendment to guard against potential abuse by future boards—ensuring these changes offer long-term protection for homeowners and promote the financial health of our community.

The revised amendments are now available for review in the owner portal:

https://portal.hoaemt.com/

Documents → Governing Documents → Proposed Document Changes

To help make review easier, a side-by-side comparison is also included, showing changes from the original Annual Mailing version to the newly revised draft.

We encourage all homeowners to review the updated amendments and let us know if you spot any mistakes, inconsistencies, or unintended consequences before we move forward. These revisions reflect over seven months of community input and careful legal refinement, and we’re deeply grateful for the time, thought, and care so many of you have contributed.

The May 2 presentation, which outlines the Board’s review of community feedback and amendment goals, and the State of the HOA presentation, which provides financial context for these changes, are both available on the portal dashboard if you’d like a refresher.

At this stage, we’re not reopening general feedback, as the drafts reflect the intent presented at the April 10 and May 2 meetings. However, your attention to detail is still important—please email the board at directors@thehighlandsws.com with any critical issues or unintended impacts by end of day on Thursday, May 22, 2025.

Thank you again for helping shape these improvements for the betterment of our great community.

🏊 The Pool Is Open!

Summer’s almost here and the pool is open for residents to enjoy! Pool hours are posted in the owner portal on the dashboard.

Need a pool key? You can request one directly through the portal.

The pool is a family-friendly environment, so please be sure all guests are dressed appropriately and no alcohol is brought into the area. Let’s work together to keep the pool safe and welcoming for everyone!

Please follow these important rules:

  • When the nearby lightning alarm sounds, everyone must exit the entire pool deck and be completely outside the pool gate. This is for your safety and is non-negotiable.
  • The pool is a family-friendly space—please dress modestly and act respectfully at all times.
  • Alcohol is not allowed at the pool.

🚨 Important Reminder:
Violations of certain pool rules could result in fines to the HOA or even the loss of our ability to operate a community pool.
As such, breaking pool rules may result in temporary or permanent suspension of your pool access.

Please be advised that the pool area is under video surveillance, and your key fob access is logged and monitored by management.

📣 See an issue?
If you witness a problem or observe someone breaking the rules, please report it through the portal or by emailing management at office@thehighlandsws.com.
