The Board of Directors has been made aware of potentially false information currently being spread within the community. Itβs important for all community members to be aware of any potential conflicts of interest when evaluating information being shared about the HOA.
A group actively opposing the current Board is apparently being led by someone with direct family ties to the former property management company that this Board voted to remove. Specifically, this person is married to the sister of a key figure in that company. The loss of its contract with this Association resulted in a negative financial impact on that company.
While there are pending investigations regarding this prior management company and its conduct, we encourage all residents to consider these connections and potential bias when evaluating claims being made against the Board.

Due to an over 400% increase in insurance costs and skyrocketing operational expenses from inflation and the economy, we do not have enough annual funds to fully balance our budget while maintaining the community and its amenities.
Without action, we risk being placed under court-assigned receivership, meaning a court-appointed entity (not homeowners) would control our HOA and impose unlimited dues and assessments.

2οΈβ£ Modernizing Fencing, Roofs & Allowing Sheds
β Allows for stronger, longer-lasting, and more affordable materials for fences and roofs
β Introduces shed guidelines to ensure consistency and maintain community aesthetics
3οΈβ£ Raising the Dues Cap from 5% to 10%
β Increases financial flexibility to keep up with rising costs while avoiding large special assessments
ββ Example: For current dues of $402.25, a 10% increase equals $40.23 per year, or about $3.35 per month

β Provides a safeguard to cover unexpected expenses (insurance hikes, maintenance, disasters, etc.)
β Reduces reliance on sudden large special assessments

β Requires all renters to pass background checks to protect community safety and standards
β Implements fair rental assessments so investors contribute their share to the HOA budget
